POLICY: What's Changing in Washington

Getting easier:

  • CFPB is looking at removing the 3-day rescission wait for refinance clients who already received their documentation

  • A proposed change would combine credits and charges into one box on the closing disclosure, giving borrowers a clearer net number, and opening the door for more borrower-paid transactions under the VA 1% rule

Getting harder:

  • Fannie and Freddie retired limited condo reviews on August 3. Full financial review is now standard on most files

  • Non-permanent residents and DACA guidelines remain fluid. A denial from one lender does not mean a denial everywhere

Also on HOME's advocacy radar: translated, plain-language disclosure forms in Spanish, and nationwide licensing standards that reduce state-by-state conflict for brokers.

Market Update

Inflation is cooling. Consumer prices rose just 0.1% in July, and annual inflation dropped to 3.4%. But oil is still the wild card, not the Fed. The 10-year Treasury, sitting at around 4.7%, is the number that actually drives mortgage rates. If oil stabilizes and yields ease toward the low 4% range, that's where real relief shows up for housing.
